TO WHOM IT MAY CONCERN:
This is to notify you that at its meeting of December 1, 2014, the Dartmouth Planning Board
voted to approve the Off-Street Parking Plan entitled “Site Plan Set for Cumberland Farms,
114 State Road” prepared for Cumberland Farms, Inc., 100 Crossing Boulevard,
Framingham, MA 01702 by Civil Design Group, LLC, 21 High Street, Suite 300A, North
Andover, MA 01845. The property is located at 114 State Road, Dartmouth, MA 02747.
The plan was submitted to the Planning Office on September 29, 2014.

Conditions of approval are listed below:
1. Place the following notes in the general notes:
a. “Shop drawings shall be submitted to the Town of Dartmouth Department of
Public Works for all utility construction materials, including sewer, water, and
drain.”
b. “A pre-construction meeting shall be held at the Town of Dartmouth
Department of Public Works prior to any utility construction.”
c. “All construction shall comply with the Town of Dartmouth Department of
Public Works Construction Specifications – latest revision.”
2. Include sewer manhole detail with spec frames, covers, adjustment rings, exterior
wraps, and interior boots. Refer to DPW Construction Specifications.
3. Include Specified Drain manhole and catch basin castings on details per DPW
Construction Specifications.
4. Include water main and sewer main trench details.
5. Include detail of water curb box to be Erie style and services to be copper to curb
stop.
6. Add note that when crossing water main with sewer, unless sewer is 18” under the
water, sewer shall be sleeved 10’ either side of the crossing.
7. Show grading on utility plan.
8. If there is no Cleanout at property line sewer connection, install 6” sewer cleanout
per DPW specifications.
9. Use 2’ Corporation with Saddle to connect to water main. 2” copper service to
curbstop ball valve at property line.
10. Provide a four foot wide (minimum) pedestrian access way thru the parking spaces
opposite the main entrance door.

11. Provide a 4 foot wide walkway through the fence and hedge at the southwest
corner of the property to connect the State Road crosswalk with the parking facility.
The existing split rail fence in the buffer along State Road shall be replaced with
another wooden fence at least 4 feet high. The above conditions shall be shown
on the plans.
12. Access for pedestrians, meeting the American Disability Act minimum sidewalk
width standards, shall be maintained on the sidewalk in front of and around the
building at all times. The width of any and all designated display storage areas
shall accommodate the maximum width of all outdoor use boxes, such as an ice
chest or “RedBox” machine, while maintaining the A.D.A. minimum sidewalk width.
The maximum width for the designated display storage areas shall be painted on
the sidewalk. The above conditions shall be shown and noted on the plan.
Three sets of revised plans shall be submitted to the Planning Office.
The Director of Inspectional Services shall not issue a building permit until a letter is received
from Planning Staff and an approved plan is forwarded with the letter.
Approval of this plan does not imply compliance with other Town ordinances, standards,
and/or requirements administered by other Town agencies.
