FDH `d. r-o..':`.- L�U!-rG T The surface ra1naa a problems ald the damp conditions pertaining to the ground floor wing to be remodled, require the raising of the -floor elevation to be above the surrounding grades, and a reconstruction of the existing sub -surface drainage (in part unknown until it is revealed by excavation) to allow ground water to be dirverted under and around the new construction. All existing and new foundations for the project shall be carried to a minimum of four feet below final grade, or to ledge and securely anchored to same. Care shall be taken to protect the interface of the construction and t-re front garden and paved areas at thk front entrance and existing well -way and drainage pit. Where practable the existing foundations and footings shall be reused. Screened weather louver for attic space on south eave. Interior walls and ceilings of Blueboard and skimcoat of plaster, painted. Ceramic the tub -shower walls, of Wonderboard to receive tile carried to ceiling, complete with soap and grabs as selected. New stairs of oak treads and nosings with pine risers. Framing lumber of 120,000E dimensional stock of sizes: shown. Walls of 2"x4" 16 o.c. with double plates at exact elevations to match connections with the existing remaining construction. Gambrel roof framing of sizes to contain required insulation and circulating air spaces on exterior side. Gambrel truss construction with plywood splice -plates at ridge and changes of pitch and ceiling framing connections. Trusses shall be blocked and braced toget-het as required. Sheathing: floor 3/4" CDX, exterior walls 112" CDX, roof 5/8" CDX. Floor framing with 1"x3" cross bridging every eight ft. Tyvec or equal vapor barrier under exterior shingling and wd finish, 16 lb. felt under wood shingles ( to match existing) on roofing. Exterior trim and vented soffits to match existing, wo>d properly back -primed. Insulation shall be R=12.5 for floors and walls, and R=20 for roof or attic ceiling areas. Fiberglass or rigid insulation between crawl space and finish floors above. Crawl spaces to be vented and to have means of access. Insulation to have vapor barrier to warm side. Wood finish floor of 3/4" oak T&G on rosin paper. Vynal floors to have selected heavy duty tile as selected on CDX underflooring, to make flush with surrounding areas.
