Surprisingly,there were though new siding and around the joints of siding and windows and doors. 1 am currently assessing the options for repairs to solve these problems. 1 addition,I am contacting the contractors who installed the siding to reach resolution. In any event,repairs will be made when weather permits. I have been in contact with Mr.Bishop regards these matters and have forwarded your request for an update from him to your office. Currently,we arc preparing to finish the remaining three Units. The remaining progress plan is: I, Rough electrical - 2. Firestopping 3. Insulation 4. Sheet rock and plaster 5. Plumbing finish 6. Heating finish 7. Electrical finish 8. Trim and paint Estimated finish should be in late fall given that the water problems can be resolved in a timely fashion. As you are aware, I represented Dr. Ponte in connection with the Application for Special Permit which was heard by the Board, with a decision being filed on September 23, 1997. As you are aware, the Board provided in part that the architectural appearance of the premises shall be"in substantial compliance to plans submitted entitled 'Rear Elevation and Front Elevation'. You will note from the letter from Mr. Broughton that the changes in question were only minor and were necessitated because of conflicts between the design, floor plans, and structural considerations. You will further note that the footprint of the building was not changed in any way nor has the total area of the units changed in any way. Changes to the roofline were needed to provide sufficient head room at the exterior extent of the wall. Also, a number of changes were for aesthetic reasons and we believe have improved the appearance of the building. You will further note that the structure had a roof deck and that in order to provide a greater margin of safely, handrails to code are being added to the margins of the roof. The matter of providing a secure enclosure for the roof opening is addressed in Mr. Broughton's letter. Certain changes have been made which I wish to make you aware of. These changes are all minor and were necessitated because of conflicts between design,Boor plans and structural considerations. I wish to emphasize however that the changes that have occurred did not change the footprint of the original design compared to the as built,and the minor alterations to Iiving spaces did not change the total area,but were accommodations to the purchasers desired space allocations. Exterior changes were made to the roof line(see enclosed as built sketches)in order to provide sufficient head room at the exterior extent of the walls. Every effort was made to make a pleasing exterior by changing textures(shingles-clapboards)in the sante manner that the original Victorian structure initially had. Although these changes increased significantly the costs, the design team felt they made significant improvements to the esthetics of the building. The original structure had a roof deck. In order to provide safety,hand rails to code will be added to the margins of the roof. A need arose to secure the water tight integrity of the roof with the stairway opening into it. It was determined that the most secure enclosure would be a small "widows walk" enclosure made to emulate a pleasant octagonal "widows walk". This structure is currently framed. I have been carefully following all of Mr.Bishop's recommendations for the • structural integrity of this building. I antic!pate the two units occupying the first floor to • be completed and ready for occupancy by November 3. By that time all sprinkler, Electrical,Plumbing and Common areas should he finished. Miscellaneous interior work, plumbing services . Observations and Comments Discussion and walk-thru was conducted with the Owner. Installation of floor and wall firestopping observed, including caulking, wrap and blocking. (See Mfr' s Details/Spec ' s) 1 . Owner instructed to have Contractor complete installation of all first floor firestopping in all floor wall and ceiling/2nd floor penetrations, including piping, wiring and framing/sheathing discontinuity. 3. Determination of firestopping of existing chimney (now unused) required as is necessity for firestopping at each floor within chases. Partial rebuilding of chimney required for bearing. 2. Owner instructed to contact Dartmouth Building Department in regard to their own inspection of firestopping. 3. Several miscellaneous areas of framing to be completed , modified as field directed. 4 . General follow-up on all previous issues will be ((' conducted.
