BP-671STANDARD CONSTRUCTION NOTES: Residential 1992 GENERAL" 1. All construction, plumbing, electrical and mechanical.will comply to the Uniform Building code, State, County and Municipal Codes. 2. Construction shall comply.to`any and all Covenants, Conditions and Restrictions recorded against the land. 3. General contractor and all subcontractors will review plans for.accuracy and verify all dimensions and compliance with applicable codes prior to the start of construction. Bids submitted will be according to above review. 4. safety, care of adjacent properties during construction,. -and compliance with all applicable safety regulations is, and shall be, the contractors and all.subcontractors responsibility. 5. All trees shall be protected from damage, unless approved for removal by owner CONCRETE; 1. Ail concrete form work shall be tied together & braced to form true line, square corners & -plumb walls. _ 2. Reinforcing bars shall conform to ASTM Spec'(`A625) Deformed bars with a minimum :yield stress of 40,000 PSI (60,000 PSI). Welded wire fabric 'shall be 6x6 10/10, conforming to ASTM Spec 185:Poured footings shall be poured on level, undisturbed soil. 3. Foundation venting requires 1.5 sq. ft. of vent for each 150 sq. ft. of crawl space area. One vent required within 3'- of each corner. 4. Foundations supporting wood must extend minimum 8" above adjacent finish grade.- 5. Minimum foundation wall is 8 inches with an 18-inch minimum depth. EXCEPTION: If a 6-inch foundation wall is to be used it must be reinforced with minimum 44 vertical @ 6'-0 0/6 and with two horizontal #4 upper 7" rebar placed 1" minimum to 2" maximum from wall face not against earth. ' 6. Footing sizes are based on soil with an allowable pressure of 2000 lbs. per square foot. Footings on soil with a lower allowable soil pressure shall be designed with approved engineering practice. .7. Compressive strength for foundation walls not sub,ect to weather shall be 2500 psi. Foundation walls subject to weather shall have compressive strength of 3000 psi -(No test required) unless otherwise specified on drawings METAL: 1. All flashing shall be 24 Ga. G.I. metal. Gravel stops and beam caps to be 22 Ga. G.I metal. 2. All framing connections to be Simpson Co. or equal. Simpson A35N to be used with each truss. FRAMING: 1. Exposed exterior plywood shall be exterior grade CCX. Nail 6" on edge and 121, in field. 2. All dim. lumber to be Douglas Fir -Larch, standard or better. 3. All walls shall be double plated, and plated joints will not be less than 481, apart. Top plate of interior walls shall tie full into exterior wall plate. 4. Level changes at entries shall be minimum 1/2" maximum 7 1/2" 5. All headers shall be 4x12 w/ 2" rigid insulation, interior headers to be 4 x 8, unless otherwise noted. 6. Plumbing walls shall be 2x6. Bathtub framed at 60 1/2" unless otherwise noted, 7. Provided blocking for other trades including, but not limited to: drywall backing: Shower rod, - 841 ht; Towel rods), 42" ht; Curtain rod(s), each side of all windows. 8.,All prewiring will be coordinated with owner (TV, Telephone, etc.) 9. All trusses to be per` mfg. eng. specs, all spans, numbers and configuration to be verified by mfg. prior to fabrication. 24" oc typical. 10. Insulation baffles, shall be 3/811 CDX plywood; no felt paper allowed. Use scrap if available. MASONRY: 1. Brick/Stone selected by owner. 2. Fire damper required except for gas fireplace. 3. Provide outside combustion air for all fireplaces using a 2" dia. opening (typ) with damper. THERMAL PROTECTION: 1. Building Components: window glass u = 0.40 or less. Doors other than -main entry u = 0.20 or less. ` Main entry door, `maximum 24 sq. ft. u = 0.54 or less. Skylight glass u = 0.50. skylight. area <` 2 0 of floor area. 2. Insulation required as, follows: Exterior walls: R-21'-Underfloor insulation: R-25. Flat ceilings: R-38 "lJaulted ceilings: R-30. Basement walls: R-21 Slab floor edge insulation R-15. Forced air.duct insulation R-8 if located in unconditioned space. 3. Ground cover required as follows: Crawl space: 6 mil black polyethylene. Under slab: 551b'rolled roofing or approved 1 equivalent. Ground cover must be lapped 12 inches at all joints, cover the entire underfloor area, and extend 12 inches up the foundation wall.. - 4. Vapor retarder requirements: Exterior walls: one -perm required, faced insulation-typ. Floors: one -perm required, faced insulation below. Floor or kraft paper between decking and underlayment Ceilings: no requirement for ceilings; with attics above them, 0.5-perm required in ceilings without attics above such,as single rafter vaults. Polyetheylene sheets or foil faced batts. PLUMBING: 1. Fixtures to be identified and approved by owner. Color to be white unless specified. 2. Plumbing waste lines to be located in accordance with the following: The.center line of WC waste lines will be 12" from face of wall behind -Tub waste Tines are assumed to be centered in wall behind controls and 15" face of side wall. 3. FOR TUB & SHOWER ENCLOSURES: All wall board joints, cut edges and pipe openings are to be protected with a separate coat of tile adhesive used as_a sealer. Prior to application of the finish material, all openings around pipes, fixtures, etc. °shall `be caulked withanapproved waterproof non -hardening caulking compound. 4. Shower heads shall be equipped with flow restrictors limiting the volume to 3 GPM max. 5. Tub & Shower doors shall be safety glazed or approved plastic. 6.•Plumbing contractor will install plumbing tominimizenoise from use; structural support members will be protected. - 7. Water heaters shall be `provided with pressure relief valves, drained to exterior. FINISH: 1. All finishes shall be identified by owner, including` cabinets, doors, finish trim, etc. Doors and windows to be weather stripped. 3. All windows, -including'' skylights, to be insulated glass (double glazed). see thermal above 4. Flash all exterior doors, windows and horizontal wood trim.as required. 5. Unless noted otherwise,` all vinyl floors shall be coved and countertops will be self-edg/ coved. 6. All open flame and glow elements to be 18" off garage floor. 7.
